In addition to the expectations for a more sustainable and balanced tourism development for the country, for the strengthening of quality tourism, and for a competitive tourism product that will meet the needs of modern travelers, 2025 also brings new arrivals to Greece’s hotel potential, which is being upgraded with the addition of new luxury units, newly built and not, in popular tourist destinations.
Resounding names such as Hilton, Marriott, Four Seasons, Wyndham, Radisson, and the Mitsis group, among others, bring a fresh air of upgrading luxury hospitality in the country. Athens is the protagonist, and of course, the Greek islands, small and large, are also involved.
1. The Illisian, Conrad Athens the investment of the year
Among the new “arrivals” of 2025, the one that stands out, and can be considered the investment of the year, is the “total facelift” of the historic building that housed Hiton Athens for over half a century and its transformation from a hotel into a multi-use and experience ecosystem that aims to express the cosmopolitan character as part of the building’s identity, while offering experiences of authentic, modern Athens.
The strategic investment of 340 million will transform Hiton Athens into The Ilisian, with a project completion date of late 2025.
With respect for the city’s cultural identity, The Ilisian, whose name is inspired by the historic Ilissos River and the Ilisian neighborhood, will seek to connect modern international trends with the city’s heritage, creating a meeting place for Athenians and visitors and to express the timeless inseparable relationship of the new destination with Athens, Ilisia, and the residents of the area.
Up to the first five years of its operation, it will have a total positive impact on the Greek economy of 1.25 billion euros, according to a study of Economic & Social Impacts prepared by the Department of Tourism Studies of the University of Piraeus, while during its operation, up to 800 employees will be directly employed (3 times more positions than the previous operation as a hotel).
Over 18 architectural firms are involved in the revitalization of the destination, which will include:
-The new Conrad Athens hotel, which is gaining a presence in Greece for the first time and will include 278 rooms and suites with unique views of Athens, as well as a 400 sq m mega suite.
-18 private Conrad Residences and 37 Waldorf Astoria Residences are also being developed on the highest floors of the building.
-The Ilisian will also feature a modern members’ club, multiple restaurants, select shops, conference facilities, as well as sports and wellness areas, in collaboration with leading Greek and international brands.
2. Sound of the Sea Karpathos | Karpathos
The opening of Sound of the Sea Karpathos, Tapestry Collection by Hilton, is scheduled for Spring 2025, through a franchise agreement with CHC Hotels. The hotel will offer a boutique, adults-friendly resort experience, marking the brand’s debut on the island. The property will feature 42 rooms and one cottage, while offering private pools in 14 rooms and mini spas in six rooms.

3. Hilton Garden Inn Chania City (photo) | Crete
The Hilton Garden Inn Chania City is expected to be the next addition to the Hilton Garden Inn brand portfolio in Greece, with its opening scheduled for next summer. This new hotel marks the beginning of the collaboration between Hilton and Green Properties – Melakis S.A. in the city of Chania. It will feature 48 rooms ideal for business and leisure travelers.

4.5. Radisson RED Mitropoleos Square Athens (photo), Radisson Theatrou Square | Athens
According to the vice president of the development of the Radisson hotel group, Elie Milky, the chain plans to open three new hotels in Greece, including Radisson RED Mitropoleos Square Athens and Radisson Theatrou Square in Athens.
On March 15, 2022, the real estate investment and management company of Israeli interests Gnosis Investments and the Radisson group announced the creation of the first serviced apartment complex in Greece in a property in Mitropoleos Square, with 94 small apartments with kitchens. However, after the reactions of the hotel operators, the two companies modified the investment, announcing a year later, on April 5, 2023, the conversion of the property into a hotel under the name Radisson RED Mitropoleos Square Athens, with a capacity of 112 rooms. The total investment, which includes the purchase of the property and the renovation, amounts to 30 million euros. The hotel announced its collaboration with chef Akis Petretzikis to create the gastronomic identity of its bars and restaurants.
Radisson Theatrou Square is expected to open in 2025 in the historic building of the Hellenic Craftsmanship Society-Diplaria School, following an agreement between the chain and Gnosis Investments. The new hotel will consist of rooms and suites ranging in size from 17-30 sq m.
6. Radisson Blu Resort Mani | Mani
The third Radisson hotel expected to open in the summer of 2025 in Greece is the Radisson Blu Resort Mani and will be the fifth in the country. The hotel is located on Selinitsa beach. It will feature 150 rooms and suites with private terraces and sea views, many of which will also have a private infinity pool. It will also feature a presidential suite, as well as restaurants, a pool bar, a gym and an indoor wellness center.
7. Four Seasons Resort Mykonos | Mykonos
Following Four Seasons’ entry into Greece from Asteras, a new hotel is set to open on Mykonos’ Kalo Livadi coast in the summer of 2025. It will feature 94 rooms, villas, and suites with sea views, while there are plans for restaurants and bars, an infinity pool, a spa, a gym and the possibility of boat trips, watersports, and other activities.

8. JW Marriott Crete Resort & Spa (photo) | Crete
The first JW Marriott in Greece will open in June 2025, located on Marathi Beach outside Chania. The luxury hotel will feature 160 luxurious rooms, suites and villas. All suites and villas feature a private pool or jacuzzi, while the hotel’s hospitality focuses on the spa, which will offer holistic wellness experiences, a gym, a beach club, and swimming pools. JW Marriott Crete Resort & Spa will be the first JW Marriott ultra-luxury brand in Greece.
The hotel belongs to Vasilakis S.A., which started as the first timber trading company in Heraklion, Crete, and evolved into the largest unit in the region. Later, the company expanded its activities in construction and building materials and supplied the market with a wider range of new products that improved construction results. Antonios Vasilakis recently expanded his activity in the tourism sector, proceeding with a strategic agreement for the opening of the first JW Marriott in Greece, which will be located in the Chania area, as well as the opening of a city hotel in Heraklion, Crete.
9. Laguna Coast Resort (photo) | Naxos
Laguna Coast Resort is the new Small Luxury Hotels of the World hotel set to open in May 2025 in Naxos. It is the Laguna Coast Eco Resort, a state-of-the-art project, fully integrated into the Laguna area, just three kilometers from Naxos Town, with a zero carbon footprint and a holistic hospitality approach. The Laguna Coast Resort investment is being implemented within the framework of the National Recovery and Resilience Plan “Greece 2.0”, with funding from the European Union -NextGenerationEU.
10. Athens Capital Suites – MGallery Collection | Athens
The new Athens Capital Suites – MGallery Collection by Lampsa Group on Zalokosta Street, an investment of 4 million euros, will open its doors to the public in mid-January. It will consist of 17 suites that are almost apartment-sized to complement the Athens Capital Hotel’s offering, with 178 rooms but without a large capacity for suites.

11. ?ROS Luxury Beach Resort (photo) | Crete
The five-star ?ROS Luxury Beach Resort, near Rethymno, is set to open its doors to the public in May 2025, as part of the L.V.X. Collection of Preferred Hotels & Resorts. It features 117 rooms, suites and villas, 4 restaurants, three bars and lounges, an outdoor pool exclusively for adults, a wellness center, and conference facilities.
12. M?venpick Resort Agios Nikolaos Sivota | Sivota
The new Accor hotel in Greece, M?venpick Resort Agios Nikolaos Sivota, is scheduled to open in mid-2025 in Sivota. The resort will feature 67 spacious rooms, a pool bar, a beach bar, a gym and two swimming pools, one for adults only and one for the whole family. M?venpick Hotels & Resorts is a Swiss hotel management company that was acquired by the French chain Accor in 2018.

13. Wyndham Residences Piraeus Marina Zeas (photo) | Piraeus
The Wyndham Residences Piraeus Marina Zeas is set to open its doors in December 2025, spanning 4,300 sq m across two adjacent eight-storey buildings in Piraeus. It will feature 72 luxury serviced apartments, most with unobstructed sea views, a restaurant, a gym and spa, a multi-purpose event space, designed with inspiration from internationally renowned architect Jean-Pierre HEIM in collaboration with BLETSAS ARCHTECTURAL STUDIO. This is an investment by DKG Development with a value exceeding 25 million euros and with the company’s commitment to implementing development and construction standards that ensure quality and sustainability.

14. The Ananea Rocrita (photo) | Crete
A new hotel is being designed by the Dertour group’s hotel arm in Crete, which will operate under the lifestyle hotel brand Ananea. This is The Ananea Rocrita in Mochlos, which is expected to open in Spring 2025. The hotel has 380 rooms, a buffet restaurant, 4 ?-la-cart restaurants, two swimming pools, an activity park, a children’s area and a variety of sports facilities.
15. The Duchess, Aria Hotels | Santorini
The Duchess in Thirasia near Santorini will feature 12 luxurious suites and rich relaxation and wellness options, from the impressive infinity pool to the spa. Aria Hotels, with approximately 70 properties throughout Greece, is a subsidiary of the Libra Group, and the first hospitality company in Greece to directly lease innovative vertical take-off and landing (eVTOL) aircraft, which will land at one of Aria Hotels’ four vertiports under construction that will connect Greece with the islands.
16. Ikos Kissamos | Crete
According to the Sani/Ikos group’s schedule, the investment for the new hotel will exceed the initial budget of 125 million euros. The hotel will be built in Kissamos Bay and was scheduled to open its doors in spring 2025. It will have a total of 400 rooms, bungalows and villas that will extend along a 600-meter-long beachfront and will be the first hotel complex under the Ikos Resorts brand in Crete, a destination that the group’s management has included in its development plans for years.

17. Alexander the Great (photo) | Halkidiki
The Mitsis Group, the largest privately owned hotel chain in Greece, has taken over the management of the four-star Alexander the Great, on Kriopigi Beach in Kassandra, through a management agreement with Blackstone’s international company Hotel Investment Partners (HIP). The hotel will operate as an all-inclusive resort from the 2025 season with a total capacity of 208 rooms.
18. New five-star hotel in Omonia | Athens
A 1960s office building, at 18 Lykourgou and 34 Sokratous Streets in Athens, with an area of ??8,500 sq m. is to be converted into a luxury hotel unit by the listed Tel Aviv chain Isrotel, with a schedule for its operation in 2025. The hotel was licensed for 412 beds and is expected to operate through the Aluma Hotels portfolio.
19. Amus Hotel & Spa | Rhodes
The Hotels Collection | Hatzilazarou Group is proceeding with the creation of a new identity for the historic Rhodes Bay Hotel & Spa, formerly Amathus Beach Hotel, by carrying out a complete rebranding under the new brand name Amus Hotel & Spa. Under the same brand name, Amus Hotel & Spa, the Elite Suites by Rhodes Bay will now also be included, constituting the luxury touch of the hotel.
20. Rocca A Mare| Crete
The new Rocca A Mare hotel, in the heart of Heraklion, Crete, a member of Accor’s Handwritten Collection, is set to open in April 2025. It features 36 elegant rooms and suites with sea views and aims to establish itself as a year-round destination. Tr?sor Hospitality has taken over the management. The hotel will also feature a bar and restaurant, a conference center for up to 50 people, wellness areas, and a gym.
