Aldemar Resorts is further strengthening its presence in the Peloponnese with a new, large-scale hotel investment in Ilia. According to the Environmental Impact Assessment (EIA), which was put out for public consultation by the Ministry of Environment, the new luxury hotel complex will be the group’s third unit in the region, after the existing Olympian Village and the second 228-bed hotel, which is in the environmental licensing process.
Aldemar’s third hotel in Ilia will be a five-star, 700-bed hotel and will be developed in the “Skafidia – Pournari – Psatholakka” location, in the Local Community of Agios Ilias, Municipality of Pyrgos. The area on which it will be built amounts to 100.534 acres.
The new hotel complex will consist of one- and two-story buildings, which will include:
The main building has a reception area, reception lounges, a main bar, and a restaurant.
Seven two-story room buildings and eleven suite units.
There is a childcare center, indoor pool, and gym.
73 swimming pools, including one central one and smaller ones scattered throughout the complex.
Tennis and mini golf courts.
Beach bar, cozy bar, and restaurants.
Parking infrastructure, with 135 spaces for cars and 2 spaces for tourist buses.
The total construction area of ??the hotel will amount to 20,085.15 sq m, while the actual coverage will reach 16,768.19 sq m.
Environmental parameters and infrastructure
The investment is accompanied by special environmental provisions, as it will operate with biological treatment, which will process the wastewater and dispose of it underground, within the unit’s grounds. It is important that the new hotel will share the same wastewater treatment system with the second hotel of 228 beds, which requires either their simultaneous construction or the completion of the wastewater unit before the start of operation of the new hotel.
In the context of its construction and operation, the new hotel unit will create approximately 150-200 new jobs, while its operation is expected to be seasonal.
Aldemar’s second hotel in Ilia
Before the third investment, Aldemar proceeded with the creation of another five-star hotel unit, with a capacity of 228 beds, in Skafidia, Ilia, on an area of ??53.111 acres.
This particular hotel will include a 1,040 sq.m. rejuvenation center with an indoor heated swimming pool, massage and hydrotherapy areas, 75 swimming pools, many of which will be individual for the rooms, tennis and mini-golf courts, as well as a beach bar, a themed restaurant and a beach snack bar.
The environmental licensing for this particular hotel is in progress, as the previous Environmental Terms Approval Decision (AEPO) was issued in 2004 and amended in 2009 but has expired. The new Environmental Impact Assessment (EIA) is under review by the competent authorities.
Aldemar Strategy: Focus on the Peloponnese
Aldemar has completely withdrawn from Crete, as in 2024 it sold its last hotel on the island, the Knossos Royal, for approximately 80 million euros to the Karatzis Group.
The company’s strategic goal is to expand in the Peloponnese, with the two new hotels complementing the Olympian Village, while the development of a tourist village with 600 residences in the same area is also being considered.
The new hotel investment in Ilia underlines Aldemar’s commitment to the development of high-quality tourist infrastructure in the Peloponnese, strengthening the tourist profile of the region and creating new employment opportunities.
