With the seal of Marriott International, the Patmos Aktis hotel reopened this year in the quiet bay of Grikos in Patmos.
Patmos Aktis, a Luxury Collection Resort & Spa, Greece, with 56 rooms, suites, and maisonettes, welcomed its guests after a complete modernization. The expansion of the unit has already begun and is expected to be completed by 2025 in order for its final capacity to reach 89 rooms, suites, and maisonettes.
At the same time, a new investment may be implemented in the future for the further expansion of the hotel. The investment for the renovation and expansion of the hotel will reach 20 million euros. The operation of the hotel brings for the first time the signature of luxury hospitality, The Luxury Collection, to the Dodecanese. The Luxury Collection brand currently comprises a collection of approximately 120 distinguished hotels and resorts in more than 35 countries.

The hotel complex is part of the portfolio of the investment fund SMERemidiumCAP. SMERC focused its investment interest on medium-sized Greek companies, becoming the first Greek investment fund in Greece. The Fund manages capital of 145 million euros from 41 institutional and private investors, including distinguished Greek and international institutional investors, pension funds, insurance companies, and family investment offices. The investment fund and its experienced team are headed by the President, Mr. Nikos Karamouzis.
The Fund, in addition to the other activities it has developed, also participated in the acquisition of a portfolio of 72 hotels of the Tethys project. According to the Vice President of the Fund, Mr. Thodoris Moschos, he stated that to date, issues for the 60 hotel businesses have been resolved through a series of practices, collaborations, and agreements without any auction having taken place. Mr. Moschos also emphasized that a second investment fund is being planned in which, among other things, tourism investments will be implemented.

The collaboration with the Luxury Collection brand was significantly supported by Ad Hoc Hospitality, run by Mr. Pavlos Zorbas, a prominent executive in the hotel industry, who, among other things, had a successful and long-standing presence in the General Management of the Asteras Vouliagmeni hotel complex. Patmos Aktis, a Luxury Collection Resort & Spa, Greece, is managed by Mr. Manos Niotakis, with experience in management positions in international hotel chains in and outside Greece.
SMERemediumCap acquired the hotel complex in May 2022, which is considered one of the most emblematic hotels in the Dodecanese and now meets the highest international standards of service, quality, viability, and sustainability. It is noteworthy that the complex investment plan for the renovation of the existing hotel, as well as its expansion into an adjacent, privately owned plot, was included and partially financed by the Recovery and Resilience Fund.
The hotel has developed a particular environmental sensitivity and respect for the natural landscape, in a world-class destination like Patmos. It is recalled that on the island, in addition to the Cave of the Apocalypse of John, there is also the settlement of Chora, which is classified by UNESCO as a World Cultural Heritage Monument.

Patmos Aktis, a Luxury Collection Resort & Spa, Greece, is located in the bay of Grikos, on the shore of the lagoon formed by the uniquely beautiful coastline on the southeastern side of the island. At the same time, it is located very close to top Aegean destinations, such as Arki, Marathi, Fourni, Lipsi, and Aspronisi, ensuring same-day, sea access for operators of both speedboats and traditional boats, who dock at the hotel’s pier in the bay of Grikos.
The complex traces its roots to the historic development program of the “Xenia” hotels and the early 1960s. After a long period of abandonment, it came under the ownership of the Divine Group hotel company in 2009, which, in collaboration with the architectural firms Mastrominas Architects and ISV Architects, repositioned it on the domestic and international market. However, Divine Group decided to sell the hotel to the SMERemediumCap investment fund in 2022, following a competitive process.

Patmos Aktis Suites & Spa opened its doors on June 3, 2022, under new ownership and management, with the key contribution of the project consultant, Mr. Pavlos Zorbas.
The architecture and design approach of the renovated hotel draws inspiration from the natural landscape, cultural heritage and deep spirituality of the island, creating a hospitality experience that combines modern luxury with authentic local identity. The design was undertaken by the architectural offices Stylianidis Vaggelis Architects, with the interior decoration signed by Anastassiadis Architecture & Design.
Soft shades of white, beige, and blue reflect the light and sea breeze of the Aegean, while handmade details and artwork inspired by Patmos give the space authenticity and character. The centerpiece of the renovation is the fully renovated Anasa Spa, a holistic wellness and renewal space. The word “Anasa”, meaning “breath”, reflects the vital role of wellness in the guest experience. The spa features new treatment areas, upgraded facilities, and a renewed wellness concept.
Signature and Indigenous experiences include The Breath of Life and Eucalyptus Touch, a transformative ritual that harmonizes body and spirit, inspired by the healing energy of Patmos.
The hotel’s culinary experiences are highlighted with an emphasis on local flavors. Cielo e Mare, the hotel’s signature restaurant, as well as the bar with panoramic views of the bay, upgrade the overall dining experience. The beloved Taverna Plefsis returns with a renewed aesthetic and an enriched menu, honoring Dodecanese gastronomy with a contemporary twist.
