Marriott International: Branded Residences Boom in Europe, the Middle East and Africa

With luxury residences at the forefront and the global reputation of its brands as a vehicle, Marriott International announced, from the stage of the Resort and Residential Forum in Athens, the spectacular growth of its portfolio of branded residences in the Europe, Middle East and Africa (EMEA) region.

The company, which completes 25 years of leadership in the branded residence sector, is recording historically high growth rates: since the end of 2023, its presence has increased by 23% in Europe and by 59% in the Middle East and Africa, while today it has 33 active projects in 18 countries and over new constructions in progress.

Record new deals and sales
In 2025 alone, Marriott signed nearly 20 new branded residence deals in the EMEA region, with nearly half of these deals being standalone projects. Demand is strongly skewed towards luxury, with two-thirds of new signings in the luxury category and the remainder in the premium category.

Among the most iconic new projects is The Residences at the Dubai Beach EDITION, the lifestyle luxury brand’s first presence in the EMEA region, developed by Shamal Holding.

The commercial momentum of the collaborating developers is clearly reflected in the results:

  • The St. Regis Residences, Al Maryah Island, Abu Dhabi (SAAS Properties) sold 60% of its residences even before the official launch.
  • Affini, Tribute Portfolio Residence, Dubai, the brand’s first project worldwide, sold out within a week of its availability.

From seaside resorts to historic city centers, Marriott continues to deliver high-quality, high-value projects:

  • Marriott Residences, Budapest – Hungary’s first branded residence (Market Asset Management Zrt.)
  • The Residences at The St. Regis Baku – architectural landmark by Pasha Real Estate
  • The Ritz-Carlton Residences, Al Maryah Island, Abu Dhabi – in partnership with SAAS Properties
  • Bvlgari Resort & Mansions Abu Dhabi – luxury retreat on a private island (Eagle Hills)
  • The St. Regis Karya Cove Resort, Bodrum – Marriott’s 100th project in Turkey
  • The Ritz-Carlton Residences, Palm Hills, Cairo – 60% of the residences have already been sold
  • JW Marriott Residences at Dubai Islands, Central – the brand’s first presence in the region
  • Seamont, Autograph Collection Residences, Abu Dhabi – first stage of sales sold out in a month
  • Luxury Collection Residences, Al Marjan Island, Ras Al Khaimah – the brand’s new entry point into the UAE
  • The St. Regis Jeddah Residences – the brand’s debut in Saudi Arabia
  • W Residences Al Marjan Island – the first W Hotels presence in Ras Al Khaimah

Six new openings by the end of 2025
Marriott expects to complete six new branded residences in EMEA by the end of the year:

  • The Lucan, Autograph Collection Residences, London
  • The Residences at The Westin Salgados Beach Resort Algarve
  • Marriott Residences Salgados Resort, Algarve
  • JW Marriott Residences, New Cairo, Al Jazi First
  • Marriott Residences, Dubai, Business Bay
  • Affini, Tribute Portfolio Residences, Dubai
