Albania | Foreign investment soars, with a focus on real estate

During the first quarter of 2025, foreign direct investment in Albania reached 362 million euros, marking the highest level ever recorded for a similar period in the neighboring country.

This is evidence of the significant strengthening of foreign capital’s interest in the Albanian economy. The Deputy Minister of Economy, Culture and Innovation, Mr. Blendi Gonxhja, stressed the strategic importance of this achievement for the stability and economic development of the country.

Specifically, he said:

“Foreign direct investment recorded a new historical record in the first quarter of 2025. With inflows of 362 million euros for the period January-March, this is the highest amount ever recorded for this period.” According to available data, the largest investors for the first quarter came from Turkey (13.8% of total Foreign Direct Investment), the Netherlands (13.5%), Italy (12.7%), Austria (8.6%) and Germany (7.7%).

Investments were mainly concentrated in the real estate sector, which absorbed 28.7% of total Foreign Direct Investment, demonstrating the continued attractiveness of the construction sector and the real estate market. This was followed by the financial services and insurance sectors with a share of 20.7%, reflecting increased investor confidence in the banking sector and the financial services system in general.

The mining industry attracted 14.1% of investments, confirming its long-standing importance as a key pillar of attracting foreign capital. At the same time, the manufacturing and trade sectors absorbed 8.8% each.

The increased inflow of foreign capital contributes not only to the creation of new jobs and the upgrading of infrastructure, but also to the further economic interconnection of the country with international markets.
