The “Macedonian Hotels Company” of the Tornivoukas family, based in Thessaloniki, was declared the final bidder in the public tender of the e-EFKA for the lease of the emblematic listed building on Kolokotroni Street 4, in the heart of Athens.
The company prevailed in the closed tender announced by the body, with a financial offer of a monthly rent of 75,000 euros, compared to 45,000 euros which was defined as the minimum monthly rent, securing the long-term lease – for 30 years and a possible extension by 10 – of a property of high historical and architectural value.
The tender also defines an investment program for construction/renovation, which will be carried out by the contractor at its own expense, which will amount to at least 4.5 million euros including VAT, without this amount being offset in any way against the rent paid at that time.
The building, with a total area of 4,213.73 sq m, extends over six levels (basement, ground floor, mezzanine, five floors and attic) and was erected shortly before World War II, around 1938. Until 2015, it hosted services of the TSMEDE, while today it remains unused – with the exception of the basement and certain floors, where archives are kept. The property is currently empty, while an archive is housed in the basement and in the spaces of the floors. It has been classified as a heritage site since 1994.
The Macedonian Hotels Company Limited operates in the hotel industry through the two hotels operating in Thessaloniki, City Hotel Thessaloniki and The Excelsior Hotel Thessaloniki. It focuses on generating profit mainly through the sale of accommodation services in its hotels, which include accommodation and all the ancillary services offered.
The company’s goal is to establish its hotels as reference points on the hotel map of Thessaloniki, given the increasing number of tourists visiting Thessaloniki in recent years. As a strategy, the company has adopted steady growth and, at the same time, the continuous improvement of its services and financial figures.
The properties owned by the company consist of a plot of land located in the prefecture of Thessaloniki at 23 Mitropoleos Street, with a total area of 370.67 sq.m. on which a 4-storey tourist facility with a total area of 1,655 sq m has been erected as well as a professional facility on the 2nd floor at 12 Komninon Street.
The company’s hotels are certified for their ecological practices with the European “Green Key” Certification (Eco Label).
