The GNTO's central office remains on Tsocha Street – the rent

The GNTO will proceed with the drafting and signing of a private agreement for the new lease of the building where its Central Office is housed, on 7 Anastasiou Tsocha Street, in Ampelokipi for a period of 3 years, until July 31, 2028.

In order to reach the relevant decision, the GNTO had previously conducted a negotiation process and formed a relevant Committee and the Organization’s request to the Ministry of Tourism for the appointment of a graduate engineer of the Department of Studies and Technical Works of the Directorate of Spatial Planning and Infrastructure.

Also, a market survey was conducted and a certified real estate appraiser was assigned by the Ministry of Finance to investigate the rental value of the office building that already houses the Central Office of the Greek National Tourism Organization, prepare an appraisal report, provide a general view of the range of rental values and information on corresponding available commercial properties in the wider area of the Central Office building, which could potentially meet the needs of the Greek National Tourism Organization.

As for the building, 1,543.03 sq m. belong to the company ASA DEVELOPMENT REAL ESTATE MANAGEMENT & DEVELOPMENT COMPANY, 2,504.09 sq m. belong to the Holy Monastery of St. Paul and 2,125.46 sq m. to the new owner company from 24/12/2021 ZOI TOPOUZOGLOU E.E. In total, the building covers 6,172.58 sq m. The increase that will be given for the lease period from 01/08/2025 to 31/12/2026 is in the order of 5%. Thus, the monthly rent will be set for this period at 86,426.82 euros. From 01/01/2027 to 31/12/2027 with an increase of 6% the monthly rent will be set at 98,025.30 euros. Also, for the period from 01/01/2028 to 31/07/2028 with an increase of 5% the monthly rent will reach 102,926.57 euros.

In total, the GNTO will pay the amount of 432,134.11 euros for the new lease period of 5 months in 2025, the amount of 1.1 million euros in 2026, the amount of 1.17 million euros in 2026 and the amount of 720,485.96 euros for 7 months in 2028.

It is noted that the GNTO is exempt from paying stamp duty. Similarly, the Public Limited Liability Company Holy Monastery of Saint Paul is exempt. Therefore, the stamp duty of the lease is entirely borne by the lessors “ASA DEVELOPMENT S.A.” and “ZOI TOPOUZOGLOU E.A.” in the part that concerns them.
