Rhodes: These are the five-star hotels with the highest revenue – Which ones “fill up” first

Four hotels account for 18% of the total revenue of the Rhodes five-star hotel market, which is valued at 527 million euros based on prices, availability, occupancy and number of rooms, constituting one of the most important luxury tourism hubs in the Greek islands.

This is one of the conclusions of PanAdvert’s Hotel Insider Report, according to which the five-star hotels with the highest revenues in Rhodes are Amada Colossos Resort (with a revenue share of 5% – photo), Princess Andriana Resort & Spa (5%), Lindos Imperial Resort & Spa (4%) and Mayia Exclusive Resort & Spa (4%).

The following 11 hotels are included in the revenue scale with a share of 3% for each, and they are: Akti Imperial Deluxe Resort & Spa Dolce By Wyndham, Atlantica Aegean Blue, Atlantica Plimmiri, Lindos Royal Resort, Atlantica Imperial Resort, Mitsis Selection Alila, Mitsis Faliraki, The Ixian Grand & All Suites, Atlantica Holiday Village Rhodes, Atlanica Dreams Resort and Mitsis Rodos Village.

A share of revenue equal to 2% is collected by 16 other five-star hotels on the island, while according to the same data, over 30 hotels contribute 1% or less to the total income in the luxury hotel market.

At the same time, the data on which the Hotel Insider Report was based, and coming from April 2025, show that the weighted average price for a 7-day stay in five-star hotels in Rhodes peaks in early July and again in early August – where it exceeds 400 euros. During this period, occupancy is at its highest and availability is at its lowest, especially in large and established resorts on the island.

September maintains strong performance, especially in the first half of the month, with prices remaining high and availability continuing to be low. However, from the end of September onwards, prices and booking volume are driven downward. By mid-October, room availability in hotels decreases drastically as many of them begin to close.

The season gradually starts from mid-April, with low prices and high availability, and from the beginning of May, prices and demand rise.

The 15 hotels in Rhodes that are “sold out” first

But which hotels manage to fill their rooms first? PanAdvert data shows that the 15 strongest five-star hotels in Rhodes, as determined by their ability to fill rooms, are Melenos Art Boutique Hotel (100% – photo), Casa Cook Rhodes (Adults Only) (77%), Kokkini Porta Rossa (70%), 10GR Boutique Hotel & Wine Bar (65%), Lindos Blu Luxury Hotel – Adults Only (52%), Bellevue On The Beach Suites (52%), Mitsis Selection Alila (51%), Nama Retreat (42%), Atrium Prestige Thalasso Spa Resort & Villas (41%), Port Royal Villas And Spa – Adults Only (39%), Boutique 5 Hotel & Spa – Adults Only (38%), Gennadi Grand Resort (38%), Olympic Palace Hotel (37%), Atrium Platinum Resort & Spa (37%) and Atlantica Imperial Resort – Adults Only (37%).

These hotels are ranked at the top of the rankings based on “Room Sales Power”, i.e. the degree to which a hotel converts its promotion into actual demand based on popularity, brand strength, reputation, reviews, value for money, and the number of rooms it has on the market. These units are often the first to “sell out” during peak tourist months.

Searches peak during the high season

The picture of searches for five-star hotels in Rhodes is indicative of a vacation planning behavior in the early summer, with a peak during the high season. In particular, the largest wave of searches for the island’s luxury hotels is recorded in July (33,000 searches), while June also records very high levels (30,000). April, with 23,000 searches, marks a starting point for the season.

Interest gradually decreases throughout September, but remains strong (28,000 searches), and further in October (22,000 searches). Searches decline significantly in the following period, reaching a “nadir” in December (15,000), while reviving to some extent in January, February, and March.
