Green light for three-story five-star hotel in Metaxourgeio

The architectural study for the construction of a new three-story five-star hotel building by RICHARDOS HOTELS AND RESORTS M.A.E in Metaxourgeio was approved, from the perspective of archaeological law, as the Directorate of Prehistoric and Classical Antiquities of the Ministry of Culture determined that the proposed construction will not cause any damage to the declared archaeological site of the city of Athens and its monuments.

The hotel will include two basements, a ground floor, internal balconies, pergolas and a swimming pool on the roof and the basement and will be located on a plot of land at 2, 6, 8 Alkippou Streets, 22A, 24 Kodratou Streets, and 23 Kerameon Streets.

The approval is given under the following conditions:

All excavation work shall be carried out under the direct and continuous supervision of a representative of the Ephorate of Antiquities of the City of Athens and in accordance with the directions of the Service regarding the means to be used.
The Ephorate of Antiquities of the City of Athens shall be notified in good time and in writing, at least 15 days before the imminent commencement of the above works, in order to make the necessary planning.
In the event of the discovery of antiquities, the works shall be stopped and a rescue excavation survey shall follow, the results of which shall determine the further course of the project, in accordance with the provisions of the law. The archaeological research may be extended in scope and depth, beyond the coverage of the excavations of the project exclusively for the purposes of documenting the findings.
Any rescue excavation research that may arise will be carried out in accordance with the order of priority of the plots to be excavated, as observed by the Ephorate of Antiquities of the City of Athens, and in accordance with the provisions of article 37 of Law 4858/2021 (A’ 220).
During any type of archaeological work, the presence or entry of third parties to the work site is not permitted, except for those responsible for the project (owner or contractor) for safety reasons.
The owner or contractor must take all necessary measures for the protection and safety of any findings and for the prevention and avoidance of accidents (e.g. supporting slopes, etc.), in consultation and in accordance with the directions of the Service.
The project owner is responsible for the safety, security and hygiene of the construction site and the workers, in accordance with applicable legislation.
In the event of a modification of any element of the project, a new request must be submitted to the Ephorate of Antiquities of the City of Athens in order to secure its approval.
