5,000 homes in Athens rented through Airbnb in October – up by 400% since 2013

A spectacular rise in properties officially rented through Airbnb in Athens has been recorded from 2013 to 2016 in Athens, according to data from its database.

As you will see in the relevant growth curve, the number of rented homes in the Attica region of the Greek capital, takes off in 2016 and is almost four times more than 2013.

Tornos News reveals exclusively that this time in October 4,893 homes are being rented in Attica from 3,312 owners.

Moreover, 445 of them belong to the category of super hosts offering excellent service, while there are 626 owners who rent more than one house in Attica.

Evolution of the number of houses rented in Athens in recent years 

From these rentals, 82.9% are rented as a whole, 15.7% as single rooms and the rest as shared rooms.

Almost 37% of the rentals are available for lease from 1-3 months, 18.5% from 4-6 months, 15% from 7-9 months and 29.5% from 10-12 months i.e. approximately one third of the houses in Attica are available for rent almost all year.

Nevertheless, according to Airbnb data almost 75.5% of the properties are actually rented between 1-3 months.

The average daily rate (ADR) varies according to the number of rooms, starting from $30 for the rental of one room and reaching $200 for accommodations with 4 rooms or more.

Areas of Athens with most rented homes through Airbnb

Income per available room (RevPAR), ranges from $23.64 to $44.5 per day but that the final revenue per owner depends on the number of rooms of the property.

Most reviews are collected by houses in the city center or close to the Acropolis offering comfortable services, new apartments and those located near metro stations and museums .

Greek tourism authorities have announced several months ago that a legislative framework regulating rental properties and their taxation will be implemented soon, but nothing has happenned until now.
