ELSTAT | Short-Term Rentals: Rental Days More Than Doubled in 2024 Compared to 2019

The number of rental days for short-term rental properties in Greece more than doubled in 2024 compared to 2019, according to data published by ELSTAT (Hellenic Statistical Authority), which for the first time is providing official statistics on this sector. ELSTAT classifies this as an “experimental statistic” based on administrative data sources.

Key Figures
In 2019, 977,300 declarations were submitted, with 3.77 million rental days recorded.

In 2020, due to the pandemic, submitted declarations and rental days decreased by 59.0% and 53.7%, respectively, compared to 2019.

From 2021 onwards, a steady recovery began, reaching a peak in 2024, with:

2.31 million declarations

8.19 million rental days

This represents an increase of 20.6% and 14.4%, respectively, compared to 2023 — and more than 100% compared to 2019.

Domestic vs. Foreign Guests in 2024
Compared to 2023:

Rental days by domestic guests increased by 9.4%

Rental days by foreign guests increased by 15.4%

The average number of rental days per declaration in 2024 was 3.5 days, down slightly from 3.7 days in 2023.

Seasonal Distribution (2024)
60.8% of all rental days occurred between June and October

August had the highest concentration of bookings, accounting for 18.8% of total rental days

Regional Data for 2024
Based on entries in the Short-Term Property Rental Registry, the highest concentration of such properties was recorded in the regions of:

Attica

South Aegean

Crete

Central Macedonia

Guest Origin (2024)
A majority of rental days (84.2%) were attributed to foreign visitors, underlining the strong influence of international tourism on the short-term rental market in Greece.
