Saladi Project: New €266 million tourism and housing investment in Ermionida

In one of the most ambitious development moves on the Peloponnese tourism map, Gnosis Investments is launching a €266 million investment to transform the historic Saladi Hotel into a luxury mixed-use resort. The company has submitted a dossier to Enterprise Greece, requesting the project to be included in the Strategic Investments and the granting of urban and spatial planning incentives.

The public consultation for the project is ongoing until July 13, 2025, in order to proceed with the next phases of licensing and construction.

From the first nudist hotel to a luxury resort

The Saladi Hotel, with a historical footprint dating back to the 1980s as the first nudist hotel in the Peloponnese, is preparing to turn a page. At that time, it operated following European hospitality standards, but it encountered strong reactions from the local community and the Church, leading to a temporary and later permanent closure. Now, the same area is once again on the investment map with the aim of upgrading the tourism product of the eastern Peloponnese.

The project is being implemented by the company Saladi Beach Resort Monoprospi S.A., with Gnosis Investments, a real estate investment company with Israeli interests under the management of Petros Politis, as the management body. The same company maintains an active portfolio of commercial and hotel properties, with the most typical example being the former industrial complex of the Kerani tobacco industry in Piraeus.

Dual character: 5-star hotel and residential complex

The investment is divided into two main phases:

Phase A: Complete renovation of the existing Salandi Hotel and its conversion into a five-star unit with a capacity of 203 rooms, with modern facilities, luxurious infrastructure, and high-level services.
Phase B: Development of a Condo Hotel with 167 bungalows and the creation of 170 independent residences, within the framework of mixed tourist and residential use, based on the Special Spatial Development Plan for Strategic Investment (ESCHASE).
The plan also includes the creation of restaurants, multi-purpose halls, a conference center with a capacity of 600 people, SPA facilities, staff dormitories, and other supporting infrastructure.

Spatial and urban characteristics

The property extends to 316,653 sq.m, while the total construction area reaches 74,705 sq m., of which 41,998 sq.m. concern tourist use (hotel complex) and 32,707 sq.m. are intended for residential development (houses). The construction is distributed with the aim of balancing between tourist development and private use, in harmony with the natural landscape of the area.

The investment is expected to create 415 new jobs during the full operation of the project, contributing both to the strengthening of the local economy and to the regional development of Ermionida.

The prospect of international cooperation with a hotel chain

According to information from the investment side, the aim is for the new hotel to operate under the auspices of an international hotel brand, with the Radisson group among the possible partners. The choice is reinforced by the cooperation between the two parties to date on projects such as the Radisson RED on Mitropoleos Street and the conversion of the Diplarion School into a hotel in the center of Athens.

Ermionida at the epicenter of investment interest

The investment in Salanti further strengthens the potential of Ermionida, which in recent years has been attracting an increasing number of tourist and residential investments, due to its geographical location, natural beauty, and proximity to large urban centers and popular island destinations (Hydra, Spetses).

The Saladi Project is a typical example of the trend for mixed tourism and residential investments of high added value, and is expected to act as an accelerator for the further tourism upgrading of the Peloponnese and the strengthening of the investment climate in the country.
