The request of the company TOGIAS CHRISTOS – LALAOUNI EFHIMIA OE for the implementation of the project entitled: “Restoration of an existing two-story building, demolition of an existing pen and construction of a new one, cutting down a pine tree and construction of a new independent two-story building with a basement for hotel use” at the location of Marmara on Ethnegersias Square and on Afroditis and Anonymou streets in the city of Aegina was examined by the Service of Modern Monuments and Technical Works of Attica, Eastern Central Greece and the Cyclades.
The Service approved the study for the restoration of the existing two-story building, the demolition of an existing pen and the construction of a new one and the cutting of a pine tree, i.e. the first part of the request because the proposed interventions in it will be carried out with respect for its architectural physiognomy and will contribute to its preservation and promotion, and therefore no direct or indirect damage is caused to the protected historical site of the city of Aegina, the archaeological site of Kolona Hill and Aiakeio Hill, but also to the newer environmental monument.
In the context of the approval, the Service set a series of conditions such as the works being in accordance with the urban planning, building and other provisions in force in the area as well as permits from other Authorities.
At the same time, however, the Service did not approve the study for the construction of a new independent two-story building with a basement for use as a Hotel, rejecting the second part of the request. However, the Service notes that the request should be resubmitted after cooperation with the same because the new building, on the one hand, with its location, on the other hand, with its volume, is projected unfavorably compared to the old – listed building and disrupts the way the old building participates in the protected historical site of the city of Aegina, with the result that the building under construction is not in harmony with the old one and therefore does not fit harmoniously into the historical site and the environment of the protected monument of the Ministry of Culture.
