The checklist of supporting documents for a residence permit for investors in Greece is “locked”, with a new decision of the Ministries of Economy, Environment, Development and Immigration, which also provides for the supporting documents for investments in complex tourist accommodations and timeshare leases.
The decision concerns the Golden Visa regime and specifies the necessary documents to issue or renew an investor’s residence permit in cases of purchasing a residence or plot of land, constructing a building, investments through change of use or in conservators and investments through long-term lease in complex tourist accommodations or timeshare leases, with effect from November 11, 2025.
In particular, in the case of investments in tourist accommodations, third-country investors can obtain a residence permit in Greece, provided that they meet certain conditions.
A certificate from the Greek National Tourism Organization (GNTO) is required that it has received knowledge of the timeshare lease agreement or the long-term agreement in a complex tourist accommodation.
The notary who draws up the lease must confirm the details of the parties, the type and address of the property, the amount of the rent or price, the method of payment, the existence or non-existence of termination clauses, as well as whether the specific property has been used again for the issuance of an investor residence permit.
The contract must have a duration of at least five years, while the annual price must be explicitly stated.
For the issuance of the initial residence permit, it is not required that the transfer of the contract to the Mortgage Registry or the Land Registry has been completed. It is sufficient that the proof of the transfer request or a lawyer’s certificate that the procedure has been initiated has been submitted.
The final proof can be submitted later, when renewing the permit. This significantly speeds up the process, which is expected to give a boost to tourism projects that were “on hold”.
For each application, a private insurance policy, an electronic fee of 2,000 euros, and a visa are required if the investor does not have another valid residence permit within the Schengen area.
Contracts concluded through legal entities based in Greece or another EU member state must be accompanied by proof that the investor owns all the shares or company shares.
