- The new year has started strongly for short-term rentals in Greece, according to the latest AirDNA data.
According to the data, overnight stays increased by 20.1% in February compared to the previous year, significantly exceeding the increase in supply, which amounted to 7%. Also, February bookings for Easter increased by 18%.
Among the leading European countries, Greece is recording one of the highest increases in demand in Europe, with an average increase of 12%. Total overnight stays on the continent reached 24 million in February. The countries with the highest increases are Norway (+32%), Poland (+30.6%), Finland (+22.7%), the Czech Republic (+21.4%), and Greece with 20.1%, as mentioned above.
Upward trend for Athens, Thessaloniki, and Crete – Fall for Cyclades
The areas with the highest demand within Greece are showing a significant increase. Athens recorded an increase of 21% (133,000 overnight stays), Thessaloniki 19% (41,000 overnight stays), and Crete 16% (36,000 overnight stays). On the contrary, Santorini and Mykonos show a drop of 15% and 46% respectively, probably due to the intense seismic activity in February. A decrease is also recorded in Rhodes (-18%) and Zakynthos (-37%), while Corfu shows a rise of 15%.
Rapid Growth for the Suburbs of Athens and New Destinations
A significant increase is noted in the suburbs of Athens, with Piraeus standing out (+40%, 5,000 overnight stays). Glyfada (+20%), Marousi (+21%), Palaio Faliro (+27%) and Kallithea (+19%) follow. At the same time, an upward trend is observed in non-traditional destinations such as Volos (+38%), Ioannina (+53%), Patras (+37%), Kalamata (+50%), Larissa (+30%), Nafplio (+35%) and Kalambaka (+21%).
Increase in Bookings for Easter and Spring
Bookings for Holy Week are already recording a 25% increase compared to 2024, while average daily prices remain high. At a European level, bookings for Easter have increased by 67% in the last two weeks, compared to the corresponding period last year (+24%).
At the same time, bookings made in February for the spring season show an 18% increase compared to the previous year, placing Greece among the five fastest-growing short-term rental markets in Europe, along with Poland, Norway, the Czech Republic, and Spain.
