Short-term rentals: Markets approaching saturation, emerging ones and Greece in the middle

The number of available short-term rental listings in Greece in June 2025 shows an increase of more than 5% compared to the corresponding month of 2024, with the increase in demand exceeding the increase in supply and reaching approximately +7% for the same month. At the same time, June occupancies recorded a marginal increase.

At the European level, short-term rental listings levels remained almost stable compared to last year in Italy, Spain, the UK and France, with increases of less than 5%, leading to an increase in occupancies as demand continued to follow an upward trend, according to data presented by AirDNA.

The strongest occupancy performances, with increases of over 6%, were recorded in Croatia, Poland and the Czech Republic, while the countries with the most notable demand increases in June were Norway (+27%), Belgium (+20.7%) and the Netherlands (+18.5%).

Overall in Europe, June bookings hit the red at 4.05 million, although the year-on-year increase was just 5.3%, after three consecutive years of double-digit growth. In the first half of 2025, the average increase in listings is +6.7% compared to 12.5% recorded in the second half of 2024.

+12% bookings in August for Greece

At the same time, demand for short-term rentals in Greece for August shows an increase of 12% compared to the corresponding levels in 2024. In the European south, Italy and Spain record very modest increases that do not exceed 10%.

August remains a peak month for short-term rental demand in Europe, with the lesser-known destinations of Eastern Europe developing a clear acceleration. Kosovo and Moldova, which had less than 5,000 nights booked for August last year, now record a doubling of demand. Poland, Bosnia and Herzegovina and North Macedonia also see bookings up over 30% compared to August 2024.

Beyond Eastern Europe, northern European countries are attracting more visitors as alternative destinations to the Southern Mediterranean with cooler climates, lower prices and smaller crowds, with Estonia, Lithuania and Norway recording booking increases of 20-30%.

In Europe as a whole, the upward trend in bookings from August to the end of the year is an average increase of 9.5% compared to the same period last year.
