A new high-standard tourism investment is underway on the island of Kea, by the company HILLS & SEA Sole Proprietorship S.A., a subsidiary of the Spanish company Inmo Parck Invest S.A., with the aim of creating a Complex Tourist Accommodation (CTA) that aspires to contribute to the upgrading of the island’s tourism product, while strengthening sustainable and integrated tourism development. The project has been put out to public consultation until July 16, 2025, through the corresponding Environmental Impact Study (EIS).
The identity of the project
The Complex Tourist Accommodation under study will be developed at the “Vroskopos” location, in the Municipality of Kea, on a privately owned area of ??172 acres.
The tourist development will include:
- A 5-star hotel unit, with a capacity of 174 beds
- 61 independent Furnished Tourist Residences, with a total capacity of 129 beds
- A Revitalization and Wellness Center (SPA), with a capacity of 100 visitors
- Sports facilities and mini golf courses
Children’s creative activity areas - Swimming pools with a total surface area of ??3,568.5 sq.m.
- Supporting environmental infrastructure projects
The total number of beds provided for in the development is 303, while the layout of the residences and the remaining infrastructure has been done with an emphasis on natural integration into the landscape and respect for the environment.
Design philosophy and functional organization
The development will be divided into two main sections, with the Ioulida-Vroskopou provincial road running through the property. North of the road, the central hotel complex will be constructed with ground-floor, two-story, and basement wings, while an underground passage will be provided for the safe movement of staff and visitors. South of the road, the main part of the STK will be formed, where the tourist residences and most of the supporting infrastructure will be located.
Particular emphasis is placed on the design integration of the facilities, the avoidance of large building volumes and the creation of small-scale “neighborhoods”, which will naturally fit into the terrain.
Emphasis on sustainability and environmental management
The investment adopts bioclimatic design principles and foresees the use of ecological materials and environmentally friendly methods.
Indicative is the commitment to limit embankments, enhance planting and utilize the surrounding area for the benefit of natural absorption and integration of buildings.
The strategic role of Inmo Parck Invest
Inmo Parck Invest S.A., which is developing the project through Hills & Sea, appears to be particularly active in the Greek tourism market. According to the company itself, the “Hill & Sea Kea Resort” is part of a broader tourism expansion plan, while a new investment in Mykonos is also planned soon.
The company has been declared a preferred investor by the Hellenic Development Fund for the development of the Thermal Spring and the Koniaviti campsite, with an offer of approximately 11 million euros, while its total investments in the property in question are expected to exceed 200 million euros.
