Municipality of Limni Plastira: Decision for 6 + 3 years lease of the Mesenikola Guesthouse

The Municipality of Limni Plastira has decided to lease by direct agreement the municipal properties of the Mesenikola Guesthouse and Cafeteria to Mr. Papadakos Aris

The Mesenikola Cafeteria-Restaurant and the Mesenikola Guesthouse are located on a building on a plot of land measuring 273.33 sq.m. within the settlement of the local community of Mesenikola, municipal unit of Plastira, Municipality of Limni Plastira and bordered to the East by the Karditsa-Morfovouni provincial road, to the North and South by the Municipal road. The Guesthouse is located on the second floor of the building, with 7 rooms with a total capacity of 18 beds, with a total area of 205 sq.m., owned by the Municipality. The cafeteria has an area of 155.75 sq.m., is located on the ground floor of the building, where there are also common areas (entrance, auxiliary areas, reception area, toilets, boiler room), with a total area of approximately 100 sq.m. and is also owned by the Municipality. Both properties are electrified and have an energy certificate.

The duration of the lease is set at 6 years, with the right to extend the contract for 3 years, following a relevant decision of the Municipal Council in accordance with the provisions on professional leases and if it is deemed that the tenant is faithfully complying with the terms of the lease. In this case, a supplementary lease agreement will be drawn up for the extension that will be granted by decision of the Municipal Council.

In the event of a request by the tenant to join a co-financed development program, which will concern the improvement, upgrading and development of the municipal hostel and/or cafeteria during the lease period, the Municipal Council will promptly examine the prospect of concluding a new lease agreement with the tenant, on the basis that it is required for the successful completion of the program and on the condition that the tenant faithfully adheres to the terms of the lease. The Municipality will not be burdened by the said investment that may be made, on the contrary, this investment will remain for the benefit of the hostel and the Municipality.

The annual rent is agreed at the amount of 2,000 euros per year, or 166.67 euros per month and will be paid in advance each month, on the first ten days, plus the stamp duty and any fee that applies or will apply and concerns the lease.

The tenant will have the possibility of developing tables and chairs in a space that will be granted to him by the Municipality of Limni Plastira in the lower square of Messenikolas, following his relevant request and in accordance with the legally prescribed procedure.
