Project Anemos: “Green” investment in Meganisi, Lefkada

Meganisi, a small island in the Ionian Sea, next to Lefkada, is expected to welcome a significant tourism investment called “Project Anemos”. This investment, promoted by the company “IONIOS HETEROTOPIA – REAL ESTATE MANAGEMENT S.A.”, owned by local businessman Alexandros Vasiliou-Mourkoyannis, aims to develop mild tourist and holiday uses, compatible with the character of the area.

The Strategic Environmental Impact Study was put out to public consultation, while the Deputy Minister of Environment and Energy has already given pre-approval for the study of the Special Urban Plan (SUP) concerning the development of tourist uses in unplanned areas east of the settlement of Katomeri.

Philosophy and characteristics of Project Anemos

The “Project Anemos” aspires to be the most modern, environmentally friendly investment in the Ionian Sea and possibly in the whole of Greece. It is addressed to an audience interested in high-tech sailing tourism and the exploitation of wind potential. The investment promotes the use of wind as the main source of energy for the movement of boats, as well as modern,n environmentally friendly alternative energy sources for building facilities.

Project Anemos is planned to include a wide range of facilities and infrastructure, such as:

  • A sailing club with a sailing school, accessible from land and sea, which will also offer free lessons to permanent residents of Meganisi.
  • A four-star hotel with a central unit, spa facilities, restaurant, beauty center & gym, beach bar with playground and bungalow-type tourist units.
  • Up to 14 tourist-holiday villas/houses for sailing enthusiasts.
  • Security, repair, and maintenance services for real estate and infrastructure.
  • Shared electric cars and small electric boats for the movement and service of residents within the area.
  • Building constructions with energy autonomy technology through photovoltaic panels and other alternative energy sources, as well as a biological wastewater treatment system.
  • Outdoor market, staff accommodation buildings, a security center with 24-hour surveillance, a fire department center, a primary health care center, and a small electric vehicle station.

Sustainability and benefits for the local community

The investment places great emphasis on sustainability and environmental protection. As stated in the EPC study, all building structures will be energy autonomous, while desalination, biological wastewater management, and seawater recycling systems will be used.

The aim of the EPC is to develop a gentle form of tourism investment that will respect the natural and man-made environment, the organized development of a sailing club, and the attraction of marine tourism, with positive results for the local community and economy.
